Glaisyers ETL and Morpheus Lending partner to launch dual representation offering for borrowers

Dual representation offering will speed up completion of bridging finance deals and save customers money

The innovative bridging finance provider Morpheus Lending has today launched a dual representation offering in partnership with the commercial law firm Glaisyers ETL, which it has appointed to its conveyancing panel.

The dual representation offering will cut the time taken to complete transactions by enabling both the lender, Morpheus, and the borrower to be represented by the same law firm.

The borrower and lender will always be represented by different solicitors within Glaisyers ETL, with all necessary safeguards in place to avoid conflicts of interest, and dual representation will only be offered in appropriate cases. However, the ease of communication between both parties’ legal representatives will significantly accelerate the completion of transactions in a market in which time is of the essence.

Manchester-headquartered Glaisyers ETL’s specialist expertise in bridging finance transactions will also enable deals to complete more rapidly than when borrowers instruct generalist high street practices with little or no prior experience of short-term property finance.

The offering will be provided on a fixed fee basis at a meaningfully lower price point than would be available if both parties were to arrange legal representation separately.

Matt Mawdesley, CEO and founder of Morpheus Lending, said, “We are thrilled to announce our new dual rep offering to the market alongside such an experienced firm as Glaisyers ETL. This will further drive efficiencies and customer-focused solutions on top of our already digital-only proposition, in turn reducing cost and uncertainty for our brokers and clients.

“Alongside other Morpheus Lending features such as title and search indemnity, automated valuations for transactions of up to 75 per cent loan-to-value, e-signing throughout and digital witnessing, this is another big step to removing barriers to completions.”

Morpheus Lending is a digital-only lender which provides residential, commercial and light refurbishment bridging facilities for borrowers who require short-term financing. It primarily accesses the market via a network of brokers.

It was founded in Manchester by Mr Mawdesley in 2024 and made its first loan in May 2025. In addition to partnering with Glaisyers ETL on the new dual-representation offering, it has previously received commercial legal advice from the firm in relation to its set-up and digital assets.

Leo Rossiter, partner and head of the Legal 500-listed real estate team at Glaisyers ETL, said, “Morpheus Lending is using technology to pioneer a new, more efficient way of doing things in the bridging space.

“However, bridging finance is a specialist area for lawyers, and many high street conveyancing practices simply do not have the experience to complete transactions quickly enough for time-pressured borrowers. I look forward to a long relationship with Morpheus as we work together to achieve the best, swiftest outcomes for customers with the minimum of stress.”
