What was our clients situation?
Our client was looking to complete a purchase of a buy to let domestic flat in a time sensitive manner. Being a long-standing client, we knew them well and had completed many purchases in the past for them. However, this particular purchase was problematic as we ascertained that there were significant service charge arrears totalling almost £7,000. The purchase price was only £50,000. The client, estate agents and sellers’ solicitors were all pushing for an immediate exchange and completion.
